Did you know that home inspectors work not only for home buyers but also for home sellers.  Often when you’re preparing to sell your home there are a lot of questions about where to start and improvements you should make to achieve a strong offer. Your realtor and home inspector are great resources to start with for recommendations to prepare your home for its listing. If you’re planning to list your home in the near future, here are some excellent reasons to have your current home inspected before listing.

Give Potential Buyers Peace of Mind

During real estate transactions,  money is often not the most important factor when deciding whether or not to buy. Most decisions are based on emotions and the buyer’s opinion of the home itself. Why not offer potential buyers what they want and other home sellers are not offering… reassurance to their peace of mind.

I’m sure as a seller you’re going to be looking at buying a new home as well. How would you feel knowing that the new home you’re interested in had received a pre-listing inspection and also had repairs made to rectify the larger issues? Would you feel more confident in making an offer? Would you be willing to offer more for that home than if it didn’t have a pre-listing inspection? If you said yes to any of these questions you’re seeing the value a seller’s home inspection can add to your listing.

Save Money on Repairs and Credits

Often I tell home buyers that no home is perfect,  there will always be something that will inevitably need to be repaired or replaced in the future. I believe that this is often one of the main reasons home sellers avoid pre-listing inspections. In reality though it’s inevitable that your buyer is going to perform their own home inspection. You better believe they’re going to ask for repairs and seller credits.

The real estate transaction timeline becomes very short after the home inspection occurs.  This is often not enough time for repairs to be done, therefore sellers often settle for paying credits to the buyer.  Even if you do agree to make the repairs, you will most likely have a week to hire a contractor and complete the work.  This short repair window doesn’t give you enough time to shop around for the best pricing.  However, taking care of repairs beforehand with a pre-listing inspection can save you hundreds of dollars if not more at the negotiations. As we discussed in the previous step, having documentation of the repairs and paperwork from licensed contractors can increase buyer confidence.

Develop Leverage Over Buyers During Negotiations

A pre-listing inspection is an ideal way to ensure there are no surprises at the negotiation table. Now in the current market of 2021-2022, we are seeing more buyers elect for short inspection periods to add value to their offers. By having a seller’s home inspection completed beforehand, the buyer should have no grounds for asking for repairs or credits from you as everything was disclosed prior in the seller’s disclosure. Your potential buyer may even waive the inspection altogether.

You Get Expert Advice on What To Fix

If you are thinking of having repairs done before listing your home, there are many repairs that can be unnecessary. Your realtor and home inspector can give you opinions on what is truly important to repair, saving you money. As an inspector I spend a lot of time with buyers and realtors going over inspection reports and I know what makes them nervous. I also know which items buyers will most likely want fixed right away. Therefore, I implore you to use that knowledge to your advantage to save money on unnecessary repairs

Close Faster and With Confidence

Having a pre-listing inspection enables you to streamline your closing process by disclosing everything about your property in the seller’s disclosure. As stated in the prior steps, giving confidence to potential buyers to make an informed decision may even lead to them waiving an inspection all together and reducing the time to close by weeks. That amount of time can often reduce a lot of headaches and money, especially if you’re looking to buy a new home while selling your house.

Howard was a huge help during my recent home buying journey. I searched online for a quality inspection company the day after I went under contract, and read nothing but good things about Howard. I booked an appointment on his website on a Saturday afternoon for an inspection the following Monday morning. Howard called me literally within seconds of me submitting the request, to introduce himself and to get some background on the house.On the day of the inspection, he showed up on time and got the 4 point and wind mitigation inspections done quickly. Afterwards, he walked through the reports with me and let me know which items were the most critical and even which items I could take care of on my own. Howard is amazing. I learned about his home inspection company after Google AI listed it as a top option for an inspector with a strong background in construction, and to top it off, he's also a certified master inspector. Booking was easy and completed right on his website, which allowed me to schedule something within a tight contract inspection window. Within 20 minutes, he actually called me back to see if I had any questions. Bear in mind this was Christmas Eve; that is how dedicated he is. He also recommended forgoing one service as he felt it wasn't needed and could save me money. I had to make changes to our inspection date due to seller constraints, and Howard was easily accessible by phone/text to accommodate. On inspection day, he was prompt and on time. His inspection is thorough and concise, and he spent time walking me through the home to point out positive aspects and areas of concern.
